Why agents can rely on it
An engineer’s eye, on every line.
Every Emilecon inventory is carried out by a civil engineer with two decades in construction. A settlement crack is called a settlement crack, a failed seal is called a failed seal, and each is photographed where it sits. That is the kind of detail a deposit adjudicator looks for, and the kind a vague report tends to leave out.

FAQs
Frequently asked questions.
Which report does a new tenancy need?
An inventory and check-in: the property recorded room by room, then the tenant walked through it with the keys and meter readings agreed. If your own team meets the tenant, inventory only is enough.
Are the prices the same across London?
Yes. One published price list covers every London postcode, and Emilecon is not registered for VAT, so there is nothing to add.
How soon is the report delivered?
It is written on site and delivered within 3 hours of the visit, as a signed PDF ready to send to the tenant.
Which days are visits available?
Monday to Friday, 08:00 to 19:00, and Saturday, 10:00 to 15:00. There are no visits on Sundays, and bank holiday visits are by request only.
Is Emilecon insured?
Yes. Emilecon is fully insured, with professional indemnity and public liability cover of £1,000,000 each.
