Emilecon is an independent inventory clerk for letting agents and landlords in every London postcode. Every inventory is carried out by a civil engineer, written on site and delivered within 3 hours of the visit.
Emilecon writes the record a tenancy depends on: the inventory and check-in at the start, the mid-term inspection partway through, and the check-out at the end. It does the same for student houses and HMOs, commercial premises, hotels and serviced apartments.
The discipline behind it comes from two decades on the supply side of construction: pricing work, buying it, and then standing in front of it to say whether what was built matched what was promised. It is exactly the skill a tenancy dispute turns on. A settlement crack is called a settlement crack, a failed seal is called a failed seal, and each is photographed where it sits.
Inventories are independent. On a check-in or check-out report Emilecon does not manage the property, does not hold the deposit and has no stake in where it ends up, which is the only position from which a schedule of condition is worth anything at all.

How the work is done
Three rules, applied to every reportWritten on the day
Notes and photographs are taken at the property, and the report is written there too. Meter readings carry the time they were taken.
Specific, never vague
"Good condition" tells an adjudicator nothing. A 40 mm scuff to the left of the hob, photographed, tells them everything they need.
Fair to both sides
Wear that belongs to the length of the tenancy is recorded as wear. Reports that overreach can be thrown out, and take the credible deductions with them.

Every Emilecon inventory is carried out by a civil engineer with two decades in construction, holding a BSc in Civil Engineering and an MSc in Construction Management.

How long are reports kept?
Reports, photographs and the records behind them are kept for six years from the end of the tenancy or the engagement, as set out in the privacy notice.
