Format
Signed PDF, ready to issue to the tenant for comment. Photographs embedded and referenced to the line they evidence.
Scope
Room by room schedule of condition covering walls, ceilings, floors, joinery, glazing, sanitary ware, white goods, fixtures and any furnishings left in place.
Photographs
Dated and timestamped. Close-ups of every defect recorded, with a measurement where the size of the damage matters.
Meters and keys
Readings and serial numbers photographed. Keys, fobs and remotes counted and logged against the tenant.
Safety items
Smoke and carbon monoxide alarms located and tested, and the result recorded on the day.
Attendance
Tenant present, or keys collected from your office. Either works, and the report states which happened.
Turnaround
Written on site and delivered within 3 hours of the visit, so it lands before the tenancy starts rather than after.
Insurance
Fully insured, with professional indemnity and public liability cover of £1,000,000 each.
Availability
Monday to Friday, 08:00 to 19:00, and Saturday, 10:00 to 15:00, in every London postcode. Last minute bookings taken whenever the diary allows.

Check-in

The baseline

Prepared before the tenant takes possession. It sets the condition of every item, records the meters and keys, and is issued for the tenant to comment on. From that point the property has a defensible starting position.

Interim

The early warning

An optional mid-tenancy visit. Damp, leaks, unauthorised occupants and neglected maintenance all cost less to deal with in month six than in month twelve, and the landlord hears it from a report rather than a bill.

Check-out

The comparison

Run against the check-in report line by line at the end of the tenancy. Fair wear and tear is separated from damage, and anything charged is tied to a photograph taken on both visits, not to memory.

Frequently asked questions.

Who receives the report?

The agent or landlord who booked it, as a signed PDF within 3 hours of the visit. It is then sent to the tenant, who is invited to comment.

What if the tenant disagrees with something?

They add their comments when the report is sent to them. Any factual error should be raised with Emilecon within seven days of delivery, so it can be corrected.

Are the photographs dated?

Yes. Every photograph is dated and timestamped, and referenced to the line of the report it evidences.

How long are reports kept?

Six years from the end of the tenancy, so the record is still there if a claim is made.

Does the tenant need to attend the check-in?

It is better if they do, because the walk through is where the record becomes agreed. If they cannot, the inventory is still completed and the report states who was present.
